PROJECT OVERVIEW

Since 2005, Kula Ridge LLC has been working diligently towards creating their master planned community known as “Kula Ridge” to benefit our island families.  In October 2010, Kula Ridge received approval from the Maui County Council for a change in zoning through the State of Hawaii’s 201-H approval process, which allows for certain exemptions from zoning requirements for projects that provide a minimum of 51% affordable housing.  On January 6, 2012, Kula Ridge was approved by the State Land Use Commission for a District Boundary Amendment.

Currently, Kula Ridge is accepting applications for the project’s affordable homes and market priced lots.

Kula Ridge is an important project for Maui.  It will provide needed affordable and senior affordable housing for our local workforce and seniors, it will provide needed jobs for our local construction industry, and will reflect the character of upcountry Maui.

Highlights of the Kula Ridge community:

  • Kula Ridge is located mauka (mountainside) of Holy Ghost Church and the Kula Community Center and overlooks spectacular panoramic views.
  • There are 116 homes planned for the 48 acre parcel.
  • The upper 16 acres of the property are planned with four 4-acre agricultural lots, as a buffer to the surrounding agricultural areas.
  • On the lower portion of the property, a mix of affordable senior duplex housing, affordable single family housing and market-priced lots are planned.
  • A 3-acre community park with comfort station is planned adjacent to the Kula Community Center.  Added to the Kula Community center land area, Kula residents will enjoy 10 acres of dedicated park area.
  • The project includes a greenway loop trail in keeping with the Upcountry Greenway Master Plan.
  • Planned walkways will connect to the Kula Community Center and to Haleakala Waldorf School.
  • Water for the project will be from a new water source, in cooperation with the County of Maui’s Department of Water Supply. The new water source will also serve those on the Upcountry Water Meter Priority List.
  • The homes feature exclusive plans designed by Architectural Design & Construction, Inc. (ADC, Inc.), Maui’s premier Design-Build firm.
  • Affordable and senior affordable housing will be built by ADC, Inc. with quality construction and finishes, and includes solar hot water systems.
  • Solar photovoltaic systems will also be made available to buyers as an option.
  • Homes will include an innovative ESIS Aerobic Wastewater System, an advanced, environmentally-friendly septic system which can also recharge the groundwater or be used for irrigation.
